O&E Report (Current Owner Search)

An Owner and Encumbrance (O&E) Report produces the title of a given property from the time that the current owner acquired it to the present time. The process entails searching by various methods to retrieve property related documents which are filed in County land records. Open mortgages and liens associated with the owner and/or subject property, that were recorded after the current owner's acquisition of the property, will appear on the report. Judgments against the owner that fall within the state's statute are also reported.

Two Owner (Foreclosure Search)

A foreclosure guarantee is a type of report (e.g. trustees sale guarantee, judicial foreclosure guarantee and litigation guarantee) that is used mainly for foreclosing an encumbrance (or a lien) in a certain property. The title searcher will perform a full coverage search to the property in default and a search for the addresses of the lien holders to the property in default. The addresses will be used for sending copies of the notice of foreclosure letters (such as notice of trustees sale, etc.) to the lien holders to the property in default.

Update Search

An Update, also known as a bring-down, is a continuation of a previously completed title search. The purpose is to include anything that has been recorded since the time of the last effective date and include a new effective date.



2nd Position Mortgage and Assignment Search

A 2nd position mortgage and assignment search identifies all subordinate liens (e.g., HELOCs, equity loans) on a property and tracks their ownership transfers. It verifies lien priority, confirms the senior mortgage, and provides a chain of title for the second lien, crucial for assessing risk in foreclosure or investment scenarios.

Vesting Deed and Chain of Title Searches

Vesting deeds identify the current owner and method of holding title, while chain of title searches trace a property's ownership history (typically 30–60 years) through public records to ensure a clear, marketable title. These searches identify liens, judgments, and  provide copies of all recorded transfer documents to protect buyers and lenders.

30 Year Search

A 30-year search is a real estate title examination of public records covering at least three decades to verify property ownership, identify the root of title, and locate outstanding liens, encumbrances, or legal issues. It ensures a clear chain of title, confirming the seller has the legal authority to transfer property free of hidden debts, such as unpaid taxes or mortgages.

Mortgage and Assignment(s) Search

A Mortgage and Assignment(s) Search is a targeted title examination that identifies a specific mortgage recorded against a property and traces all subsequent transfers (assignments) of that mortgage to different lenders or investors. 

This search verifies the complete chain of ownership for a loan, ensuring the current lender has the legal authority to hold, service, or foreclose on the mortgage. 

Bankruptcy Search for 1st Liens

A bankruptcy search for 1st liens determines if a property owner has filed for bankruptcy, which could affect the enforceability of a first mortgage

Full State Statute Search (Nationwide)

A nationwide full state statute search typically involves comprehensive legal research to identify, analyze, and track laws across all 50 U.S. states and territories.
